Lot 52, on the east side of Princess Anne Street between Amelia and Lewis streets, passed through several land speculators from 1729-1742, when it was purchased by John Allan, who had purchased lot 64 across the street in 1741. Allan also owned lot 51 on the west sided of Caroline Street adjacent to lot 52. He sold a portion of lot 51 to merchant Charles Dick in 1774; Dick built his store on this lot. A few years later, Dick purchased the adjoining lot 52 from Allan, located on a bluff above his store and ideally suited for his home. A lease agreement dated 1749 indicates that John Allan lived on this lot, but later deeds describe an "old house used as a kitchen” to the north of the current residence. Although the sale of lot 52 to Charles Dick is not recorded, local historian Paula Felder suggests this took place in 1750, the year that John Allan died, and the year that Charles Dick married Mary Roy, the daughter of Mungo Roy, a prominent doctor in Caroline County.
Presumably, Dick built a new residence for his bride shortly after purchasing lot 52. A few months after the wedding of Charles Dick and Mary Roy, Mary’s sister married attorney John Mercer, whose home Marlborough, on Potomac Creek, was an 108-foot long mansion renowned for its library. Dick would have felt compelled to build his new bride a fine home. It appears that John Allan’s bachelor quarters would have been of doubtful acceptance. Nor was the sitting of this earlier dwelling on the lot ideal. A 1786 plat shows a large rectangular house on the crest of the bluff, overlooking the store below and the Rappahannock River. Steps led from the front door down the hill to the vicinity of the store. A smaller “old house”, possibly John Allan’s residence, served as a kitchen. There was also a dairy and a meat house. The rear of Dick’s house faced Princess Anne Street, labeled as a “back street”. Tellingly, the privy was located next to Princess Anne.
Physical evidence in the home supports a mid-18th century construction date, including mortised and tenoned joints in the basement beams, pegged and numbered rafters in the attic, a t-shaped chimney structure, and the use of wrought iron nails. List Price $1,850,000
